Probate Valuations

At Catherine Southon Auctioneers & Valuers we are delighted to offer a full and seamless probate valuation service. We understand that organising the estate of a close family member or friend can be a worrying and difficult time. The Probate Process

Step 1: We will arrange for one of our Probate Specialists to visit the property and carry out a comprehensive estate contents valuation. During the inspection, our expert will assess the contents and chattels of the estate on a room-by-room basis, identifying and appraising furniture, antiques, jewellery, collectables, artwork, and other personal possessions.

Step 2: Following the estate visit, we will provide a comprehensive written Probate Valuation Report within two weeks. Our reports are fully compliant with HM Revenue & Customs (HMRC) requirements and are prepared in accordance with Section 160 of the Inheritance Tax Act 1984.

The valuation is based on a detailed open market assessment of current auction values. This professionally prepared probate report can be used by executors, solicitors, accountants, and beneficiaries to support probate applications and inheritance tax calculations.

Step 3: When we provide your Probate Valuation Report, we will identify items that may be suitable for sale at auction. Should you choose to consign any of these items with us for auction, the sale proceeds will be offset against and deducted from the initial probate valuation fee, helping to reduce the overall cost of the probate valuation service.
